Landlord, property & commercial roofing in Macclesfield

A roof on a property you do not live in is a different problem. Faults are found late, usually by a tenant and usually once they are already inside, and the legal duty to keep the structure and exterior in repair sits with the landlord under section 11 of the Landlord and Tenant Act 1985 — it cannot be contracted out of in a normal tenancy.

The work that actually helps is scheduled rather than reactive: gutters cleared before winter, a documented look at the roof between tenancies, and photographs on file so a disagreement about damage has evidence behind it. A void period is the cheapest time to do anything involving scaffolding.

Pre-purchase is the other half of it. A homebuyer's survey will say the roof needs 'further investigation' and stop there, which is no use to anybody trying to decide whether to proceed. A roofer's look at the same roof gives you the two things you need: whether it is repairable or life-expired, and roughly what the difference costs.

Insurance and storm work has its own rhythm. Insurers want the damage evidenced, the cause described honestly, and a scope they can price against — and they will decline a claim that is really deferred maintenance. Straight paperwork gets claims paid; optimistic paperwork gets them refused.
